Commercial Landlord & Tenant Rights Upon Lease Expiry
Commercial lease agreements benefit from statutory automatic extension provisions under Article 347 of the Turkish Code of Obligations.
1. Automatic Annual Lease Renewal
Unless the tenant gives notice 15 days prior to contract expiration, commercial leases automatically renew for one-year terms under the same conditions.
2. The 10-Year Extension Eviction Right
After a lease has extended for 10 years beyond its initial term, the landlord gains the legal right to terminate the contract without giving specific reasons by providing 3 months’ notice.
